Pair Home Design: home staging consultants offer solutions to help you market your home

VANCOUVER – I recently spoke with Sandycove, Co. Dublin-born, Louise Henry. She and her husband Joseph Backstrom are the owners of Pair Home Design – home staging and redesign consultants.

Before meeting with Louise, I thought that home staging might be consulting an expert how to best to arrange furniture, but now I realize that’s only a small fraction of their work.

Pair Home Design offers a valuable service to anyone thinking of putting their home on the market. If you are getting your home ready for sale, Pair Home Design will come in and assess the street appeal of your home.

They will inspect the interior of your home and provide a professional opinion on repairs and suggest enhancements which will make your home much more attractive to buyers.

Louise said, “What we want to do is create what is called ‘broad buyer appeal’, so that your house will appeal to the maximum amount of people.

“For instance, if you have pink walls, that may not appeal to a lot of people. So we would choose more neutral colours to make your home more attractive. We would also talk about flooring and anything else that might be cause for price concession on behalf of the home owner.”

I asked Louise how she got into the business and how does home staging benefit someone selling their home?

“Well since 2003, I had been buying, renovating, and selling properties in Vancouver,” said Louise. “In 2006, Joseph and I bought a 1934 character house in Chilliwack. We restored the home back to its former glory with the original hardwood floors. It was a real labour of love and that’s where we live now.

“We still have a large client base in Vancouver and the Fraser Valley from when we lived in Vancouver. We also service the Chilliwack, Abbotsford, Coquitlam and Surrey area.

“I look after the home staging and redesign aspects. As a starting point, one of the first things that you need to do is de-clutter your home in getting it ready for sale.

“We talk about de-personalizing your home, such as putting away family photos, or any other collections around your home. These are actually distractions for the potential buyers coming through your home. Buyers will end up spending more time looking at your personal things than at your house.

“We will also go into your home and create focal points to show off the better features of your home. For instance, a fireplace in your living room is a good focal point. But if there is no focal point, we can create one through art.

“Editing your home is very important. You need to create a more minimalistic look. For instance, if you have too much furniture, then I will suggest removing some of it, maybe into storage or a family member’s home. De-cluttering also gives you an opportunity to pre-pack so that when your house is sold, there is less for you to pack.

“When your home looks well, then it’s easier for people to move around, and it’s also easier for realtors to show your home.”

Since there are costs involved in just getting your home ready for sale, Louise spoke about some of the money-saving ways they can use your existing art, furniture and items.

“The fact that we can use your existing items is a lot more cost effective than renting furniture,” she said. “If your home is vacant, we will talk about bringing in rental furniture, art and accessories. Of course, we always take into consideration your budget.”

Pair Home Design aims to enhance the marketability of your home by highlighting its strong points.

“There are so any different factors,” said Louise, “but we look at the overall picture for you as a home owner and how we can better showcase your home.

“For instance, if you have a traditional home, then we will put in traditional furniture, or contemporary furniture in a contemporary home. If it’s a downtown condo, then we would put in smaller furniture.

“Recently, we were asked to stage a home that had been on the market for six weeks. Many potential buyers had been through the home but there was no ink on the contract. After we staged the home, the realtor held an open house and within two days the house was sold.”

Home staging is like a theatre production according to Louise. Everything must be in sync from the theatre backdrop to the lighting.

It has been the experience of Pair Home Design that after they have staged a home and it has sold, the client is very excited and often wants them to stage their new home with suggestions on furniture and accents.

Home Staging whats the Magic Ingredient

I worked closely with my clients to de-clutter their home and get it ready for lising and staged before hitting the real estate market.  We began with De-cluttering which is the Magic Ingredient to good home staging & Redesign, At times this may be difficult for some  home owners as their are so many emotions attached to their home and their belongings,  Fortunately, my clients were motivated, we began with getting a storage locker and the pictures tell a story…

First rule of thumb when selling your property is to DECLUTTER and CLEAN CLEAN CLEAN if its all your client can afford these are the must do’s, next off is a coat of Paint to give a fresh and clean look.   If you can match up the paint you may only need one coat depending on when it was last painted. oops we must not forget the carpet cleaning, if you cannot afford to hire someone, rent a carpet shampoer from your local grocery store for a weekend.

‘We brougt this L shaped sofa up from the downstairs media room and added an “Accessory Package” to suite their home and budget.  I find it can be more fun and creative working with a smaller budget. At Pair home design we first try to use what you already have then add some new accessories, art and furnture where needed to create the balance and flow needed.  Few home owners want to buy things when they are moving as it may  not suit their new home.

Choosing a Home Improvement Contractor

Tips to help you hire the right person when renovating or doing almost any work in your home

Where you you begin once you decide to renovate or remodel your home? From my experience doing your due diligence in choosing the right person to come into your home and do the work will make you feel more comfortable as you go through each step of your renovation process.

 If you are thinking of doing any major renovations such as bathroom or kitchen or just minor repairs here are some questions and suggestions to get you started:

•1.   Get two or three written quotes for scope of work you want to have done

•2.   Is the person doing the quote the person doing the work if not, who is doing it

•3.   How long do they estimate the job will take, request a start / finish date of work being done

•4.   Ask for two references from past clients - name - phone number•5.                             

•5.   Do they have a business  license - you may ask to see license if this makes you feel more comfortable

•6.   Are they Insured

•7.   What is there hourly rate if working by the hour

•8.    Request receipt for deposits given with name, address & phone number on receipt

A home is usually your private dwelling place, so I would think it is very important that you feel comfortable with the people who come and work in your home and that you feel safe.  If you have an uneasy feeling listen to that and call someone else for a quote.  If you leave your renovation & repairs till the last minute you will often make the wrong choice of hiring someone out of desperation.   I base some of my hiring decisions on:

Painting kitchen cabinets

I’v never had so much fun playing in the paint bucket as I did with Kathy Van Gogh of the Van Gogh School of Art in Richmond, B.C www.http://fakeit.ca

 Kathy is so talented and fun to train with, Van gogh Schoool of art is right next door to the Benjamin Moore Decorating Centre in Ricmond which just made my lessons in paint and painting so much more valuable.

Like a great student I showed up with my sample doors as instructed primed and ready to go  for my Personal one on one lessons in painting kitchen cabinets. (you can buy used doors at most new / used lumber stores around the lower mainland. If you are  painting your own kitchen cabinets you could bring those door fronts along with you.  Having previously painted cabinets  via trial n error i’d never actually taken a course so when I discovered Van Gogh School of art was offering private lessons I jumped right in.

I had four door fronts in total  1st one was a melamium board with a wood trim on the bottom

I find these doors exist in many homes I go to for my Home Staging and Home Redesign Consultations.  If a home owner is moving I strongly suggest some esthetic improvements such as cabinet Door front refurbishing such as this one.  I decided to paint this door from in Benjamin Moore Pearl Finish Collection paints “Bittersweet Chocolate” sounds so good I could eat it..  I topped it off with a Purple / Black Glaze ! Yes along with a golden copper metalic glaze and it turned out just amazing, seeing is believing.. I was Thrilled with the outcome
